We were instructed by local property investment company R&S Properties Limited to a provide advise and assist with their detached Factory Warehouse which had been let to a local clothing and fashion distributor, the Tenant had come to the end of their lease and outgrown the premises.
Via our contacts we were able to arrange for a Chartered Building Surveyor to inspect the property and prepare a terminal schedule of dilapidation; we were then able to work with our Client and the Tenant to agree a schedule of works, assisting in managing the works.
The proactive approach led to the building being prepared and available for remarketing in advance of the lease expiry, this enabled us to be able to secure a major PLC tenant without a void period.
