Key Ravensbank Site, Redditch

We were contacted by Dawn UK Holdco Limited to provide local marketing advice regarding the potential disposal of their former data centre in Redditch.

Being local and the most active commercial Agent in the area we ideally placed to advise on this major strategic landmark site, understanding and advising on value and demand.

After taking advice from global real estate agents, due to our local knowledge we were instructed to market the site as Sole Selling Agents.

We undertook a proactive marketing campaign and we able to generate significant interest, ultimately resulting in seeking several rounds of best and final offers, a sale was eventually agreed to Chancerygate for an undisclosed sum.

Ian Parker, joint managing director of John Truslove, said: “There was strong national interest in this landmark site.

“The eventual sale to Chancerygate once again demonstrates the confidence in the Redditch and Worcestershire market at present.”

The 6.3 acre commercial development opportunity at 13A & B Ravensbank Drive, Redditch, has always been best known for the highly visible tall radio mast and satellite dish array which dominates the end of the Coventry Highway.

The site is just off the A435 which leads directly to the Portway junction 3 of the M42 which feeds into the M40, M6, M5 and the national motorway network.

It is next to the Redditch Gateway speculative development where Amazon has agreed to take a new 534,000 sq ft building on Phase One. Work is underway on the second and final phase of the development.

The site comprises an obsolete data centre that was built by British Leyland, later Rover, in the 1970s but it has since passed through a number of owners.

Up until recently, it was owned by the well known AT&T Istel, a major employer in the Redditch area in the 1980s and 1990s but was latterly owned by Dawn UK Holdco Ltd, an American company that operates data centres in the US.

John Truslove sold the site on behalf of Dawn UK Holdco Ltd
