Commercial property agents John Truslove are selling a high quality headquarters and industrial building of in Acanthus Road, Ravensbank Business Park, Redditch, for £11.25 million.

Ben Truslove, joint managing director of John Truslove, said: “This is an exciting prospect for Redditch to attract a national or international name to the town, creating jobs and a boost to the local economy.

“The self-contained building has recently been refurbished and has an additional 3.8 parcel of land within the site.

“The additional land has previously had planning consent for a B2 industrial unit of 55,000 sq ft, which was extended in 2010 but has since lapsed.”

The headquarters building includes 15,451 sq ft of offices and 76,560 sq ft of warehousing for a total of 92,011 sq ft, plus a mezzanine floor of 1,395 sq ft.

Mr Truslove added: “This prestigious property provides a superb opportunity to acquire a self-contained freehold industrial building with expansion/development land, and we are expecting keen interest from owner occupiers, investors and developers.

As well as the recently refurbished offices, the building comes with a 410kW of solar panels capacity on the roof and a 325 kVA power supply with the potential to increase.

It has 24 cranes installed within the building which has 29-36 ft eaves height, five roller shutter doors and two loading yards serving the property which has 163 car parking spaces.

A particular attraction of the property’s location on the edge of Redditch is its fast access to Junctions 2 and 3 of the M42, approximately five miles to the north, providing direct connections to the M40, M5 and M6 motorways and the national network.
