£4.5m industrial scheme kicks off in Redditch

A £4.5m industrial development is underway in Redditch, where 13 business units are being constructed at Claybrook Business Park on Claybrook Drive.

The single-storey units are being developed for sale or rent, with sizes ranging from 1,506 sq ft to 2,841 sq ft, and options to combine into larger spaces up to 21,154 sq ft.

The project is being delivered by Redditch-based RM Contractors and is expected to be ready for occupation by the end of 2025.

Two tenants have already committed to the site, with groundworks, drainage, and road-laying now in progress.

Chris Moen, managing director of RM Contractors said: “The units will be built as high specification shells that can be fitted out to the occupier’s requirements. We bought the site three or four years ago. There was a two-storey office building but that has been demolished to make way for the new development.

“With building costs expected to be around £2.5 million, it will bring the total for the development to £4.5 million. It’s an ideal site for businesses, with excellent access to the motorway and transport system in the Midlands. We are already seeing interest and already have clients signed up for two units already.

“Currently we are carrying out the groundwork, drainage and laying the roads as well as starting on the foundations of the new units. We expect to have them ready for occupation by the end of the year.”

The development is being marketed by commercial property agency John Truslove.

Ian Parker, joint managing director at John Truslove said: “This will be a high-quality development purpose-built to fill the needs of a growing number of small and medium-sized enterprises across the West Midlands. There is a constant demand for exactly this kind of flexible, light industrial space.

“They will be available by way of a New Business Lease for five or more years on rents from £24,000 per annum, at £235 per sq ft, or alternatively for sale by way of virtual freeholds from £355,000.”
