We take a highly proactive approach; meeting with our Clients in the first instance to draw up the search criteria, being sure to determine the essential elements and the optional preferences. Utilising our contact base, we produce a bespoke requirement mail-out, which is issued to all relevant Commercial Property parties, including Agents, Landlords and off-Market contacts.
We subsequently review the collated options, refining these down to an initial shortlist of potential Properties, detailing the relevant costs, as well as pros and cons. Following this, we undertake an accompanied tour with the prospective Client, to inspect all of the potential options.
Following a debriefing with the Clients, we draw up a final shortlist and initiate negotiations, utilising our experience and Commercial Property knowledge to insure that we agree competitive terms and avoid any of the potential pitfalls, which the Client may not have considered. We follow the process through to the agreement of formal Heads of Terms and the instructing of Solicitors.
We then support the Client and their Solicitor with respect to any relevant technical or contentious points that are raised during the legal process, in order to ensure that the Client achieves the most efficient conclusion to the process as is possible.
