John Truslove brings Aston Fields housing development opportunity to market

A rare housing development opportunity has come on the market in Aston Fields, near Bromsgrove, where a site in Fringe Green Close has outline planning permission for eight new homes.

Property agents John Truslove have been instructed to sell the 0.68 acre site which is located just off the Stoke Road. The freehold plot is on the market for £800,000.

Ian Parker, joint managing director of John Truslove, said: “Aston Fields is one of the most popular villages in Bromsgrove district and the location is ideal both for those who work in the area or commute every day.

“The site in Fringe Green Close is 2.5 miles south of Junction 1 on the M42 and four miles from Junction 6 of the M5. The M42 and M5 give easy access to the national motorway network and Birmingham International Airport is roughly 30 minutes away.

“Bromsgrove, with its newly updated railway station, is one of the most popular commuter towns for those who work in Birmingham or Worcester.”

The site has outline planning permission for three 3 bedroom detached houses, four 2 bedroom semi-detached homes, and one 2 bedroom detached property. Each property is expected to have two parking space.

Mr Parker said that despite economic and political certainty they had experienced a surge of interest in small to medium sized residential sites this year.

“At John Truslove, we have seen a particularly busy year for development site sales.

“In June this year, Owl Homes bought a 1.33 acres development site at Upton Snodsbury with permission for nine homes on the site of a former garage and cottage that had stood empty and derelict for at least 20 years or more.

“We have also sold land in Ipsley Street in Redditch which, subject to planning, will provide much needed social housing,” he said.

In October, an 0.89 acre site in Stratford-upon-Avon was sold, subject to planning, for a residential scheme. Also in Warwickshire, a 2.76 acres site is under offer, subject to planning, for a mixed retail and residential scheme.

Ian Parker said: “While the focus nationally is often on the major housebuilders, there are a huge number of sites such as these that can be brought back into use to help alleviate the continuing housing shortage.

“The smaller developer finds this scale suited to their needs, and buyers often appreciate the opportunity to buy properties that are on the smaller developments, rather than the giant sites where building work will continue for months or possibly years.”
