Twin deal provides new home for heating company – and its boss – thanks to property agents John Truslove

Heating and ventilation firm Novus Mechanical has a new home and so has owner Start McGugan after sealing a twin property deal with the aid of commercial property agents John Truslove.

It means Novus, with clients up and down the country, has larger new premises following a £198,000 purchase while Stuart and his partner have moved into the five bedroom semi-detached house next door at Tessall Lane in the popular Northfield suburb on the southern edge of Birmingham.

“I’m never going to be late for work again,” joked Stuart, who has built Novus Mechanical into a leading specialist heating and ventilation firm in just four years, working at schools, universities and other educational sites nationwide.

The firm also works on commercial and hospital premises, installing new boiler systems as well as handling plumbing and heating work.

“We have increased turnover every year but our work on boilers at educational facilities is usually restricted to the six-week summer holidays. That is our main bread and butter that we plan our year around. The coronavirus pandemic hasn’t really affected us. In fact, we have been so busy we have just taken on our fourth member of staff.

“But we had outgrown our serviced offices. I was even having to keep files and paperwork in my garage at home. It just made sense if we were going to move then we should buy our own new premises. We spotted 48 Tessall Lane and it looked ideal. I got in touch with Ben Truslove at John Truslove and it was clear the site was perfect for our needs, with both offices and storage space.

“Then we found out the adjoining house was also for sale and we put in offers on both. It all went really smoothly; John Truslove and the house estate agents, Arden Estates, co-operated really well together and we are very happy with the way everything has gone. It puts us in a strong position for the future of the company.”

The business side of the site includes a plant room, workshop and secure store downstairs with the offices, a kitchen and a bathroom are all on the first floor. The property offers 2,458 sq ft of useable space and had been finished to a high standard. Outside it has a yard with external storage and parking.

We have a good relationship with the estate agents, Arden Estates, which made the whole process very smooth for both the vendor and for Mr McGugan.

“Speaking to Stuart it was clear that these premises filled the needs of his business, and his decision to also put an offer in on the house helped seal the deal. It was an ideal result for both sides.”

Redditch-based chartered surveyors and valuers John Truslove was recently named Most Active Agent in Worcestershire in the Radius Data Exchange survey produced in conjunction with EG, the commercial property market magazine.

Joint managing director Ian Parker was also named Worcestershire Dealmaker of the Year AND Warwickshire Dealmaker of the Year for 2020. The survey year, which runs from August to August, saw John Truslove record a 36% increase in deals negotiated over the 12 months.
