Two major industrial premises released by freight group’s expansion

A successful freight group’s expansion in Redditch means that its former properties in the town are now up for rent or sale, marketed by John Truslove.

The leading chartered surveyors and valuers was directly involved in Avon Freight Group’s letting of 93,720 sq ft at Velocity 42, a new warehouse and distribution centre development.

Avon has now moved into the new premises which has released two properties – one a rare freehold unit for sale or rental, and the other one of the best buildings of its size in the Midlands.

The first building is a modern factory or warehouse extending to 84,343 sq ft at 29 Heming Road, on the Washford Industrial Estate, which can be rented for £435,000 per annum or bought for £5.5 million.

Ian Parker, joint managing director at John Truslove, said: “This property is located on the very popular and established industrial estate at Washford, which provides excellent access to all areas of the town and the nearby A435, leading directly to the M42 motorway.”

The modern, lofty factory-come-warehouse lies on a site of 3.361 acres, and includes L-shaped, single-storey offices with meeting rooms, kitchen and toilets.

There are two huge warehouse bays with multiple vehicle access, and a gross internal floor area of 70,863 sq ft, while the secure fenced and gated yards contain substantial canopies allowing for undercover loading and unloading in an additional 13,480 sq ft.

The second building is Unit 2 at Acanthus Park, on Acanthus Road in the Ravensbank area, which extends to 50,443 sq ft and is available for a rent of £302,658 per annum.

This property has eaves of 10m height, includes an integral two-story office, and a large yard and car park, and it’s based just four miles from Junction 2 of the M42.

Mr Parker added: “This property at Acanthus Park was the last major hi-specification development in Redditch before Velocity 42, and it represents one of the best buildings of this size that’s available across the whole Midlands.

“We are already getting enquiries for both sites because of Avon’s move, which shows how good space for Redditch is much in demand.”

Meanwhile, Simon Poole, managing director at Avon Freight Group, described how the firm’s expansion needs were being met by its move to Velocity 42.

He said: “This will allow us to not only continue in partnership with our current clients as their needs grow but also to offer a state of the art, new build storage facility for new clients.”
