Management of The Oaks, Clews Road, Redditch

Following the successful letting of The Oaks to three Tenants we were instructed by the Freeholders Zerostar Limited to advise on the management of the building.  

The Oaks is a quality three storey detached office building of 12,500 sqft, was occupied by four Tenants on varying Lease terms..

Our qualified Building Surveyor undertook a detailed inspection of the building fabric and audit of the M&E throughout, allowing us to accurately advise our Client on a ten year maintenance programme.

We reviewed all of the contracts in place, revised and retendered as appropriate.  Utilising our database of quality Local and Regional tradesmen, we were able to procure many of the services required at considerable savings to both our Client and the Tenants.

Our detailed analysis of expenditure enabled us to provide accurate budgets and invoices to the Tenants thus resolving historic disputes.  In addition our computerised management system allowed us to monitor key dates and expenditure.

Our Management team provided 24 hour responsive management.  For example, when the boilers failed we were able to procure temporary heating; repair the damaged caused by the leak ; specify and procure new boilers and project manage the works.

The combination of our responsive and proactive management resulted in maintaining a quality building with happy Tenants; which in turn enhanced our Clients Freehold value.
